Site Plan Approval

LAND USE PLANNING - Site Plan Approval

Most major developments, and some minor ones, require site plan approval. The site plan approval process is one where the municipality reviews and approves detailed plans for the development of a site, addressing issues such as location of parking lots and landscaping. The site plan approval process also frequently involves an agreement between the municipality and the landowners that requires the landowner to provide land or services to the municipality.

We have extensive experience in the site plan approval process. Our lawyers provide advice, negotiate with municipal staff and co‑ordinate with the client's consultants. We have guided many projects through the site plan approval process, both at the municipal council level and, when necessary, at the Ontario Municipal Board. These projects have ranged from some the largest projects in Ontario to small local projects. Some recent projects include:

  • TEDCO, Redevelopment of Toronto Port Lands for various projects including Filmport
  • Toronto Stock Yards, City of Toronto
  • Quay West, City of Toronto
  • Richmond Heights Shopping Centre, Food Store Expansion, Richmond Hill
  • Invar/Freshway, Industrial Condominium Development, Vaughan
  • Shell Canada, Gas Station Expansion, Gerrard Street East, Toronto
  • Crocodile Rock, Outdoor Patio, Knightsbridge Garden Circle, Mississauga
